Access Audits for DDA and Building Regulation purposes

John Walton can carry out an access audit and provide recommendations that facilitate your compliance both with Approved Document M of the Building Regulations and the Disabled Discrimination Act (DDA). Where compliance is not practical we can provide a documented explanation of why it isn't.

John Walton in carrying out an access audit looks carefully at the possible solutions as well as the problems.

The purpose of an Access Audit

The purpose of an Access Audit is to establish how well a building performs in relation to access and ease of use by a wide range of potential users, including people with physical mobility and sensory impairments.

In preparing an access audit John Walton is able to:

  • help in recognising the possible obstacles to access for the disabled and devising solutions
  • provide recommendations for meeting the requirements of current provisions of the Disability Discrimination Act, BS8300 and Part M of the Building Regulations
  • consider the management and organisation of a building to achieve maximum accessibility
  • draw up a Disabled Access Action Plan with future refurbishment, maintenance and budget planning in mind
  • help with consent for alterations, extensions and new builds in compliance with Part M of the Building Regulations
  • help with application for Lottery, National Heritage and other public funding

Legislation and the Access Audit

Every building regulation application must show compliance with Approved Document M of the Building Regulations.

Further every building open to members of the public, used as places of employment, hostels, hotels and student accommodation must comply with the Disabled Discrimination Act and provide, wherever reasonable, access and facilities for all people. In order to prove compliance with the legislation an access audit must be carried out and its findings acted upon provided it would be reasonable to do so.
